The CP12 includes the following:
  • Cooker and hob inspection – checked for faults, gas tightness, and pressure, among other things.
  • Fire inspection – visual inspection and thorough clean of appliance as we disconnect and remove fire. We also refit and test the fire, checking for fumes spillage and gas tightness.
  • Boiler inspection – Refit and test boiler, set gas pressures, test with flue gas analyser and check chimney and heat exchanger if necessary.

Legionella and the landlord’s responsibility

If you own a property, you have to understand what Legionella is, how you can combat its risks and what you need to do from a health and safety perspective.

Legionella is bacteria found in natural water sources and modern water systems. It can cause Legionnaires’ Disease, which is a form of pneumonia, and it can affect people through their water systems or in showers and swimming pools. The bacteria is inhaled, usually carried in steam, rather than ingested through the stomach.
